PLEASE TAKE NOTICE that on July 16, 2026 at 7:00 p.m., the Planning Board of the Township of Howell will hold a public hearing on the application of Kmetz, Inc. The public hearing will take place at the Municipal Building, Meeting Room, 4567 Route 9 North, 2nd Floor, Howell, NJ. The premises which are the subject of the application are located at 1050 State Route 33, Howell, New Jersey. Said premises are also known as Block 177, Lot 41 in Howell Township, New Jersey.
The applicant is seeking Amended Preliminary and Final Major Site Plan approval to construct a 1,209 s.f. second floor mezzanine to the previously approved 9,600 s.f. warehouse/office. The total s.f. will now be 10,505 s.f. The applicant proposes to install a 38 ft. high flag pole, and an 8 ft. high privacy fence along the front property line. A variance is required to locate the flag pole 29 ft. from the front property line where 38 ft. is required. The proposed use is for a contractor business, which is a conditional use in the HD-4 zone.
The applicant also intends to request at the hearing such bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours at the Municipal Building, 4567 Route 9 North, Howell, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
