PLEASE TAKE NOTICE that the Applicant, Jersey Top Quality Construction, LLC, has applied to the Zoning Board of Adjustment of the City of Vineland for variances related to the property located at 269 E. Garden Road, in Vineland, also known as Block 1301, Lot 2 on the tax maps of City of Vineland.
PLEASE TAKE FURTHER NOTICE that the Applicant is requesting the following variances:
Variance to permit existing lot area of 37,262 SF where 100,000 SF is required. Variance to permit existing lot frontage of 100' where 250' is required. Variance to permit existing lot width of 100' where 250' is required. Variance to permit a side yard setback of 30.8' where 40' is required.
PLEASE TAKE FURTHER NOTICE that the Applicant is also requesting any other variances, waivers, additional exceptions, sign variances, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
A public hearing will be held on July 15, 2026 at 7:00 PM at Council Chambers of City Hall (Second Floor), 640 E. Wood Street, Vineland, New Jersey, 08360 at which time you may appear either in person or by attorney and present objections you may have to this Application. All maps and documents related to the below listed application on file are available for inspection in the Planning Division on the fourth floor of City Hall between 8:30 am and 5:00 pm, Monday through Friday.
This notice is being given in accordance with the requirements of the Vineland City Ordinances and Municipal Land Use Law N.J. Statutes Section 40:55D et. seq. Further take notice that said Zoning Board of Adjustment may at its discretion, adjourn, postpone, or continue the said hearings from time to time, and you are hereby notified that you should make diligent inquiry of the Zoning Board of Adjustment Secretary concerning such adjournments, postponements, or continuations.
