NOTICE OF HEARING PURSUANT TO N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that on July 9, 2026, at 6:00 P.M., a public hearing will be held by the Jersey City Zoning Board regarding the application of 240 Fairmount LLC (the "Applicant"), under Case Number Z2026-0025, for the property located at 240 Fairmount Avenue, Jersey City, New Jersey 07306, which is also identified on the Jersey City tax maps as Block 15203, Lot 1. The property is located in the NC-1 Neighborhood Commercial Zoning District.
The purpose of this application is to obtain the necessary municipal approvals from the Jersey City Zoning Board of Adjustment to construct a mixed use Residential/Retail building with 53 dwelling units, one (1) retail space and a parking garage.
Applicant is seeking a "D" variance for height and number of stories, as well as preliminary and final major site plan approval, as well as any other variances the Zoning Board may require.
10% of the dwelling units will be set aside for Affordable Housing units as per the Jersey City Ordinance.
