PUBLIC NOTICE
LONG BEACH TOWNSHIP
PLEASE TAKE NOTICE that Richard Tateossian and Kathryn Tateossian (collectively, the "Applicant") have made application to the Long Beach Township Land Use Board (the "Board") for bulk variances relative to proposed development at the property designated as Lot 15 in Block 14.02 on the Tax Map of the Township of Long Beach, located at 30 W. Winifred Avenue in the Beach Haven Crest Section of Long Beach Township. The property is currently developed with a two-story single-family dwelling. The Applicant is seeking to construct a first and second-story addition on the front of the home, which would include the enclosure of an existing first-story deck to provide additional dining space, and a new covered porch on the second floor. The following variances from the Long Beach Township Zoning Ordinance are requested:
Section 205-55(C)(1): The minimum required lot area is 5,000 square feet. The existing lot area is 2,400 square feet, which is a preexisting nonconformity that is not changing.
Section 205-55(C)(1): The minimum required lot width is 50 feet. The existing lot width is 30 feet, which is a preexisting nonconformity that is not changing.
Section 205-11(E)(1): Where a lot is situated between two lots each of which is developed with a main building, the minimum front-yard setback requirement of such lot may be the average of the front yards of the existing buildings but not less than 10 feet. Here the average of the front setbacks of the homes on the two adjoining properties is 8.2 feet. The existing front yard setback is 8.5 feet. The proposed front yard setback is 8.31 feet. While the proposed front yard setback is greater than the average of the adjoining properties, a variance is required based upon the fact that the proposed front yard setback is less than 10 feet.
Section 205-55(C)(4): Each principal building shall be provided with two side yards totaling 15 feet in width, the minimum width of one side yard being not less than 4 feet; and provided, further, that there shall be at least 15 feet between two adjacent houses; and provided, further, the other side yard must have a minimum of 9 feet to provide for a driveway. The existing and proposed easterly side yard setback is 2.7 feet. The existing and proposed combined side yard setback is 10 feet.
Section 205-55(C)(7): All buildings, including single-story accessory buildings, shall not cover more than 33 1/3% of the lot. The existing lot coverage is 33.8%. The proposed lot coverage is 35.5%.
Section 205-51(D)(1): A minimum of 3 off-street parking spaces is required at the property. While the Variance Plan submitted with the application depicts 3 off-street parking spaces, 2 of those spaces encroach into the municipal right of way. As a result, there is only one conforming off-street parking space on the property, which requires a variance.
Although the Applicant believes that no additional variances, waivers or exceptions are required, any additional variances, waivers or exceptions deemed necessary or appropriate by the Board will be requested at the public hearing.
This matter is on the Clerk's Docket and a hearing has been ordered for July 8, 2026 at 6:30 PM in the Administration Building, First Floor Court Room, 6805 Long Beach Boulevard, Brant Beach, NJ, at which time persons interested may appear personally or by agent or attorney with a properly authorized power of attorney. Please note that this is an in-person meeting only. There will be no virtual component.

It is up to you to check the Township website or call the Township (609-361-6653) during normal business hours on the day of the hearing for any change from in person to virtual meeting.
