vs.
Caitlin Callan, a married woman as her sole and separate property; Valley Strong Credit Union; JOHN DOES I-V, inclusive; JANE DOES I-V, inclusive; BLACK CORPORATIONS I-V, inclusive; WHITE PARTNERSHIPS I-V, inclusive; Unknown Heirs and Devisees of each of the above-named Defendants, if deceased, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 16th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 29th day of January, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
The sum of $4,463.60 for principal, charges, advances and expenditures; Plaintiff’s attorneys’ fees in the amount of $4,719.00; Plaintiff’s Court costs in the amount of $913.19; Interest pursuant to A.R.S. §44-1201 on said principal at the 8.5% and on the attorneys’ fees and Court costs at the current statutory rate of 8.5% per annum from the date of judgment until paid, together with accruing costs; and together with such advances for assessments, taxes, insurance and maintenance as are reasonably and necessarily made by the Plaintiff with respect to the premises from this date until sold as hereinafter ordered.
WHEREAS, the amount due and owing as of this date is the total of all the foregoing judgment amounts, after all setoffs and credits have been allowed is:
Judgment -- $10,095.79; Unpaid assessments from date of Judgment -- $2,146.00; Unpaid late charges from date of Judgment -- $210.00; Less payments received since date of Judgment -- ($0.00); TOTAL (not including post-judgment interest) -- $12,451.79, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 87, of Eastmark DU-3 South, Parcels 3-2, according to the plat of record in the Office of the County Recorder of Maricopa County, Arizona, recorded in Book 1231 of Maps, Page 19 and Affidavit of Correction recorded as Instrument No. 2016-110318. Together with Ingress/Egress rights granted in Access Easement Agreement recorded as Instrument No. 2015-393119.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 16th day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
