(Pursuant to Chapter 45)
NOTICE OF SALE IS HEREBY GIVEN pursuant to a Default Final Judgment dated June 10, 2026 and entered in Case No. 50-2025-CA-007306-XXXA-MB of the Circuit Court of the 15th Judicial Circuit in and for Palm Beach County, Florida, wherein SHANTA M. FORD, is Plaintiff, and DEWIGHT C. LAMBERT and LAKEVIEW LOAN SERVICING, LLC, are
Defendants, that Mike Caruso, the Clerk of the Court, will sell to the highest and best bidder for cash (with a starting bid of $400,000 per the Default Final Judgment) at www.mypalmbeachclerk.clerkauction.com, the Clerk’s website for on-line auctions, at 10:00 o’clock A.M. on the 28th day of July, 2026 the following described property as set forth in said Default Final Judgment to wit:
LOT 57, MOUNTS, P.U.D., ACCORDING TO THE PLAT RECORDED IN PLAT BOOK 109, PAGE(S) 165, AS RECORDED IN THE PUBLIC RECORDS OF PALM BEACH COUNTY, FLORIDA

Pursuant to paragraph 12 of the Default Final Judgment, “the money arising from the sale of the Property shall be paid into the Court Registry and shall not be disbursed without further order of the Court.”
Pursuant to paragraph 13 of the Default Final Judgment, “the sale of the Property must be approved by the Court before any conveyance of the Property is made.”
Pursuant to paragraph 14 of the Default Final Judgment, the “public sale of the Property is subject to and subordinate only to the first mortgage lien held by Lakeview Loan Servicing, LLC. Accordingly, any proceeds from the sale should be distributed in priority to satisfy the first mortgage held by Lakeview Loan Servicing, LLC.”
Pursuant to paragraph 15 of the Default Final Judgment, “In the event the proceeds realized from the sale of the Property are insufficient to satisfy the first-priority mortgage held by Lakeview Loan Servicing, LLC, such mortgage shall survive the sale and remain a valid, enforceable lien against the Property to the extent of any unpaid indebtedness.”
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the Clerk reports the surplus unclaimed.
