NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 201 Bishop Drive, Unit 201, Framingham, MA 01702
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Kelvin Oluwole and Mardonne Oluwole to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Nationstar Mortgage LLC, and now held by Rocket Mortgage, LLC s/b/m Nationstar Mortgage LLC, said mortgage dated January 20, 2012 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 58505, Page 1, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Nationstar Mortgage, LLC, its successors and assigns to Nationstar Mortgage LLC by assignment dated October 20, 2025 and recorded with said Registry of Deeds in Book 84762, Page 501; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 23, 2026 at 10:00 AM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
The following described premises:
Unit. No. 201 of Bishop Terrace Condominium created by Master Deed dated January 25, 1973 and recorded in Middlesex South District Registry of Deeds on January 25, 1973 in Book 12369, Page 286 and shown on a plan recorded in said Registry of Deeds as Plan No. 86 of 1973.
The Unit is shown on a plan recorded with the first deed of this unit, to which is affixed a verified statement in the form provided by G.L.C. 183A S.9, and is conveyed subject to and with the benefit of the obligations, restrictions, rights and liabilities contained in G.L.C. 183A, the Master Deed, the documents establishing the organization of unit owners and the By-Laws as amended of record and applicable.
Each of the units in the condominium is intended for residential purposes and such other uses as are set forth in the master deed.
The undivided percentage interest of the unit in the common areas and facilities is .8511 percent.
Being the same property conveyed from U.S. Bank National Association, to Kelvin Oluwele in Deed recorded 09/28/2007 in Book 50170 Page 401 of Registrar of Deeds for Middlesex County Massachusetts.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated January 20, 2012 and recorded in the Middlesex County (Southern District) Registry of Deeds in Book 58467, Page 385.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
