NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated July 27, 2004, executed by FLOYD M HARRIS and NIKKI HARRIS conveying certain real property therein described to ADAMS & EDENS, as Trustee, for COUNTRYWIDE HOME LOANS INC., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded July 30, 2004, in Book 6090, Page 687, and re-recorded February 8, 2005, in Book 6210, Page 904; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to BANK OF AMERICA, N.A.; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on July 30, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the main north front door of Hinds County Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:
A PARCEL OF LAND SITUATED IN THE NW 1/4 OF SECTION 26, TOWNSHIP 7 NORTH, RANGE 1 WEST, HINDS COUNTY, MISSISSIPPI AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE NORTHWEST CORNER OF SECTION 26, TOWNSHIP 7 NORTH, RANGE 1 WEST, HINDS COUNTY, MISSISSIPPI AND RUN THENCE S 89 DEGREES 55' 42" E 1229.15 FEET ALONG THE NORTH LINE OF SAID SECTION 26 TO AN IRON PIN AND THE POINT OF BEGINNING RUN THENCE S 42 DEGEES 05'55" E 652.43 FEET TO AN IRON PIN ON THE WEST RIGHT OF WAY LINE OF MACLEAN ROAD; RUN THENCE N 42 DEGREES 54'05" E 136.70 FEET ALONG THE WEST RIGHT OF WAY LINE OF MCLEAN ROAD TO AN IRON PIN; RUN THENCE N 44 DEGREES 13'50" W 535.59 FEET TO AN IRON PIN ON THE NORTH LINE OF SAID SECTION 26; RUN THENCE N 89 DEGREES 55'42" W 156.86 FEET ALONG THE SAID NORTH LINE OF SECTION 26 TO THE POINT OF BEGINNING. THIS PARCEL CONTAINS 1.7100 ACRES MORE OR LESS. ATTACHED HERETO AND CONVEYED HEREWITH IS A 1999 CLASS A OAKCREST MANUFACTURED HOME BEARING SERIAL/VIN# MSFLW25A404450G1&B, WHICH IS PERMANENTLY AFFIXED TO THE AFOREMENTIONED PROPERTY PURSUANT TO AFFIDAVIT OF AFFIXATION OF RECORD IN BOOK 5120, PAGE 166, IN THE REGISTER'S OFFICE FOR 1ST DISTRICT HINDS COUNTY, MISSISSIPPI.
PROPERTY ADDRESS: The street address of the property is believed to be 2707 MACLEAN ROAD, JACKSON, MS 39209. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
