Boyajian to Union Capital Mortgage Business Trust, dated October 12, 2004, and recorded with the Plymouth County Registry of Deeds in Book 29268, Page 264, as affected by a loan modification agreement between Michael A. Boyajian and Donna L. Boyajian and Wells Fargo Bank, N.A., dated January 18, 2013, and recorded at said Deeds in Book 42912, Page 204, as further affected by a loan modification agreement between Michael A. Boyajian and Donna L. Boyajian and Wells Fargo Bank, N.A., dated October 6, 2016, and recorded at said Deeds in Book 47757, Page 156, of which mortgage the undersigned is the present holder by an assignment of mortgage from Union Capital Mortgage Business Trust to Taylor, Bean & Whitaker Mortgage Corporation, dated October 12, 2004, and recorded at said Deeds in Book 29268, Page 276; by an assignment of mortgage from Taylor, Bean & Whitaker Mortgage Corp. to Mortgage Electronic Registration Systems, Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corp., dated October 19, 2004, and recorded at said Deeds in Book 31753, Page 259; by an assignment of mortgage from Mortgage Electronic Registration Systems, Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corp. to Wells Fargo Bank, NA, dated November 17, 2011, and recorded at said Deeds in Book 40627, Page 167; by an assignment of mortgage from Wells Fargo Bank, N.A., to U.S. Bank Trust National Association as Trustee of the Igloo Series IV Trust, dated September 27, 2019, and recorded at said Deeds in Book 51708, Page 39; by an assignment of mortgage from US Bank Trust National Association as Trustee of the Igloo Series IV Trust to US Bank Trust National Association as Trustee of the Cabana Series IV Trust, dated February 6, 2020, and recorded at said Deeds in Book 52455, Page 254; by an assignment of mortgage from US Bank Trust National Association as Trustee of the Cabana Series IV Trust to U.S. Bank Trust National Association as Trustee for Treehouse Series IV Trust, dated August 29, 2024, and recorded at said Deeds in Book 59272, Page 252; by a corrective assignment of mortgage from U.S. Bank Trust National Association, as trustee of the Igloo Series IV Trust to U.S. Bank Trust National Association, as trustee of the Cabana Series IV Trust, dated March 31, 2026, and recorded at said Deeds in Book 61020, Page 339; by an assignment of mortgage from U.S. Bank Trust National Association, as Trustee of the Cabana Series IV Trust to U.S. Bank Trust National Association, as Trustee of the Treehouse Series IV Trust, dated April 28, 2026, and recorded at said Deeds in Book 61083, Page 258. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 2:00 P.M. on the 29th day of July 2026, at 122 Bournehurst Drive, Plymouth, MA 02360, all and singular the premises described in said mortgage,

The land in Plymouth, Plymouth County, Massachusetts, being Lot 7-A-B on a plan entitled " 'Bournehurst Estates' " Definitive Subdivision Plan of Land in Plymouth, Ma. Dated August 31, 1988 Scale 1" = 40 Norwood Engineering Co. Inc. " recorded as Plan 88 of 1989 in Plan Book 31 Page 1090 et seq.
Containing 91,492 square feet of land according to said plan. Subject to and with the benefit of easement granted to Commonwealth Electric Company and New England Telephone and Telegraph Company dated March 27, 1989 and recorded in Book 9052 Page 252.
Together with the right to use Bournehurst Drive on said plan and Bournehurst Drive as shown on plan recorded Plymouth County Registry of Deeds in Plan Book 31 Page 40 in common with all others lawfully entitled thereto for all purposes for which streets and ways are used in the Town of Plymouth.

Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
