ZONING BOARD OF ADJUSTMENT
NOTICE OF PUBLIC HEARING
NOTICE is hereby given in accordance with C.40:55D-1, et seq, C.2911P.L.1975, that a Public Hearing Meeting will be held at Memorial Town Hall, 340 Franklin Avenue, Wyckoff, New Jersey on Thursday, July 16, 2026 with a Work Session at 7:30 p.m. and a Regular Hearing Meeting at 8:00 p.m. in the second floor West Wing Conference Room or in the second floor Court Room in Town Hall (or soon thereafter as the matter may be reached) on the following application for land use approval in the Township of Wyckoff, New Jersey. Plans are on file in Room 110 and may be examined during office hours Monday through Friday, from 9:00 a.m. to 4:00 p.m.
The application is brought on behalf of JPN On The Move, LLC (hereinafter referred to as the "Applicant") for property located at 516 Vance Avenue, Wyckoff, New Jersey and as shown on the Tax Map of the Township of Wyckoff as Lot 40.01 in Block 335 (hereinafter referred to as the "Property"). The Property is located in the RA-25 Zone of the Township of Wyckoff.
The Applicant is seeking variance approval for the construction of a 2.5 story single family dwelling with related improvements, including: new access driveway, rear in-ground pool with accompanying patio, covered rear porch, and code compliant fencing. The Applicant seeks the following variance relief:
Lot Frontage: 125 ft. minimum required, 100 ft. existing, 100 ft. proposed (this is a pre-existing nonconformity not exacerbated by the proposal); Left Side Yard Setback: 25 ft. minimum required, 23 ft. existing, 17.6 ft. proposed; and, Right Side Yard Setback: 25 ft. minimum required, 23.6 ft. existing, 14.5 ft. proposed.
In addition to the above requests, the Applicant further requests that the application be deemed amended to include, and the Board grant any additional approvals, variances, exceptions, or waivers determined to be necessary or desirable in the review and processing of this application, whether requested by the Applicant, the Board or otherwise. Furthermore, to the extent deemed necessary, the Applicant requests variance and/or waiver relief for any and all other pre-existing nonconforming site conditions.
This Notice is being sent to you by the Applicant, by Order of the Wyckoff Zoning Board of Adjustment. When the case is called, you may appear either in person or represented by an attorney and present any objections which you may have to the granting of this application.
