NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the Land Use Board of the Borough of Allendale will hold a public hearing on July 15, 2026, at 7:00 PM in the Allendale Municipal Building, 2nd Floor, 500 West Crescent Avenue, Allendale, NJ 07401.
The hearing is to consider the application of Eric & Lisa Nef ("the Applicant") regarding the property located at 47 Homewood Avenue, Allendale, NJ 07401, also known as Block 2005, Lot 6 on the official Tax Map of the Borough of Allendale. The property is located in the A Zone.
The Applicant is proposing the construction of a second-story dormer addition over the existing building footprint, along with various exterior improvements (including siding, a new roof, and a side portico).
Because the project does not strictly comply with the Borough's zoning regulations, the Applicant is requesting Hardship Variances, a Bulk Variance, and a Floor Area Ratio Variance pursuant to N.J.S.A. 40:55D-70(c) and (d) from the following sections of the Allendale Borough Code:
1. Section 270-63A(1) (Floor Area Ratio): To permit a maximum floor area ratio (FAR) of 28%, where a maximum of 25% is permitted for a lot size of less than 10,000 square feet.
2. Section 270-37A (Vertical Expansion of a Non-Conforming Structure): To permit a vertical expansion (the proposed rear dormer) above a pre-existing, non-conforming side-yard setback. The current home has non-conforming side-yard setbacks of 11.8 feet (right) and 11.6 feet (left), where a minimum of 15 feet is required under Section 270-64C(1). Note: The proposed dormer will be located at the rear of the house and will not exceed the height of the current structure's roof peak.
3. Section 270-57B (Front Yard Setback/Encroachment): To permit the construction of a roof over the existing front steps, creating an additional front yard encroachment. The existing house sits at a front yard setback of 25.1 feet, where a standard 35 feet is required (and an established neighborhood average of 27 feet applies).
TAKE FURTHER NOTICE that the Applicant also requests any such other variances, exceptions, waivers, or permits that the Land Use Board or its professionals deem necessary or appropriate during the course of the public hearing.
When this matter is called, you may appear either in person or by agent or attorney and present any objections which you may have to the granting of this application.
All maps, plans, and application documents related to this matter are on file and available for public inspection at the office of the Land Use Board Clerk in the Allendale Municipal Building, 500 West Crescent Avenue, Allendale, NJ, during regular business hours prior to the hearing.
