NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 189 Whippoorwill Drive, Raynham, MA 02767
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Corey Shaw to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, and now held by Freedom Mortgage Corporation, said mortgage dated October 4, 2021 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 27444, Page 25, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, its successors and assigns to Freedom Mortgage Corporation by assignment dated November 19, 2025 and recorded with said Registry of Deeds in Book 29647, Page 42; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 24, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The following described premises situated in the County of Bristol, Commonwealth of Massachusetts:
Lot 20 in "Whippoorwill Woods" Subdivision as shown on that plan of land entitled "Whippoorwill Woods An Open Space Preservation Plan, Raynham, Massachusetts dated August 31, 2001"; revised October 11, 2001; revised October 24, 2001; and revised November 7, 2001; Applicant: Marie Smith; Surveyor: Alpha Land Surveying & Engineering Associates, 695 Wareham Street, Middleborough, MA 02346; Civil Engineer: Holmes Engineering, Inc., 622 Berkley Street, Berkley, MA 02779; said Plan being recorded with Bristol County Northern District Registry of Deeds in Plan Book 408 at Pages 33 through 50 inclusive, (hereinafter referred to as "Subdivision Plan").
Being that parcel of land conveyed to Corey Shaw, individually from Thomas E. Cady and Vickie L. Cady by that deed dated 09/04/2013 and recorded 09/04/2013 in Book 21293, Page 142, Instrument 2013 00040461, of the Bristol County, MA public registry.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
