NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 5 Roosevelt Street, New Bedford, MA 02744
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Keisha M. Rose to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for OCMBC, Inc., and now held by Carrington Mortgage Services, LLC, said mortgage dated November 22, 2021 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14117, Page 311, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for OCMBC, Inc., its successors and assigns to Data Mortgage, Inc. d/b/a Essex Mortgage by assignment dated December 20, 2024 and recorded with said Registry of Deeds in Book 15193, Page 93; said mortgage was assigned from Data Mortgage, Inc. d/b/a Essex Mortgage to Carrington Mortgage Services, LLC by assignment dated April 22, 2026 and recorded with said Registry of Deeds in Book 15418, Page 145; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 24, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in New Bedford, Bristol County, Massachusetts, with buildings thereon, bounded and described as follows:
Beginning at the northeast corner of the lot to be conveyed at a point in the west line of Roosevelt Street said point being 67.50 feet South 1° West of the south line of Cove Street; thence
South 1° West 60.15 feet to a stake; thence
West 1° North 40 feet to an iron spike in a fence post; thence
North 1° East 60.15 feet to a stake; thence
East 1° South 40 feet to the west line of said Roosevelt Street, the point and place of beginning.
Being the southerly portion of lot #105 shown on plan of land belonging to Viall, Cook and Smith, on file with Bristol County Registry of Deeds (S.D.) in Plan Book 1, Page 78, and being the Southerly portion of land conveyed to me by deed dated November 30, 1963 and recorded in said Registry in Book 1429, Page 261. See also the deeds recorded in said Registry in Book 1429, Pages 257 and 259 (more tracers will be found in these deeds).
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated November 22, 2021 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14117, Page 308.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
