NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 98 Quincy Street, Brockton, MA 02302
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Marie Yanick Hais and Raphael Jean-Louis to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, and now held by Freedom Mortgage Corporation, said mortgage dated July 1, 2022 and recorded in the Plymouth County Registry of Deeds in Book 56986, Page 232, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, its successors and assigns to Freedom Mortgage Corporation by assignment dated March 13, 2023 and recorded with said Registry of Deeds in Book 57735, Page 325; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on July 24, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land with the buildings thereon, situated on the easterly side of Quincy Street, Brockton, Plymouth County, Massachusetts, bounded and described as follows:
BEGINNING at the northwest corner of the lot herein conveyed; thence
EASTERLY by Lot 3, one hundred twenty (120) feet, more or less; thence
SOUTHERLY by a portion of Lot 43, sixty (60) feet, more or less; thence
WESTERLY by Lanvale Road, one hundred (100) feet, more or less to a point; thence
NORTHWESTERLY in curving line, 31.42 feet, more or less, to a point on Quincy Street, thence
NORTHERLY by Quincy Street, forty (40) feet, more or less to the point of beginning
Being Lot 4 on "Plan of Lots at Prospect Heights, Brockton, Massachusetts, February 1946, Hayward and Hayward, Surveyors," recorded with Plymouth County Registry of Deeds in Plan Book 6, Page 950.
Subject to and together with the benefit of rights, rights of way, takings, easements, restrictions, reservations and all matters of record insofar as in force and applicable.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
