PLEASE TAKE NOTICE that on July 13, 2026 at 7:00 p.m., the Zoning Board of Adjustment of the City of Long Branch will hold a public hearing on the application of Viking Residential Properties, LLC. The hearing will take place at the Council Chambers, City Hall, 344 Broadway, Long Branch, New Jersey. The premises which are the subject of the application are located at 479 Ocean Blvd. North, Long Branch, New Jersey. Said premises are also known as Block 470, Lot 4.02 in Long Branch, New Jersey.
The applicant is seeking Preliminary and Final Site Plan approval with Use Variance relief in order to construct three (3) townhouse units and associated parking. A Use Variance is required under N.J.S.A. 40:55D-70d(1), as Townhomes are not permitted in the C-3 zone. A Height Variance is required under N.J.S.A. 40:55D-70d(6), as the proposed height of 45' is more than 10% in excess of the permitted height of 30'. Bulk variance is also required, as the proposed four (4) stories is greater than the permitted two and one half (2.5) stories.
Further, variance relief is required for proposed access to the street (45' in width proposed, whereas no more than 30' is permitted), location of refuse area in the front yard and being less than 10' on both the side and front yard property lines, minimum frontage of a townhouse parcel (120.6' proposed, whereas 150' is required), side yard setback (10.8' proposed, whereas 20' is required), minimum lot area (15,208 s.f. exists, whereas 30,000 s.f. is required), street width (15' is proposed to the north and less than 25' is proposed to the south, whereas 25' is required), driveway side yard setback (5' setback proposed, whereas 10' is required), no proposals for a private ground area for each unit, for not providing guest parking and for a front yard setback for the elevated decks.
The applicant also intends to request at the hearing such density, use and bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
All Documents relating to the application may be inspected by the public by contacting the Board Secretary during normal business hours at the City of Long Branch, 344 Broadway, Long Branch, New Jersey. Any interested party may appear at the aforesaid hearing, either in person or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
