NOTICE of DECISION
Haddon Township Planning Board
PLEASE TAKE NOTICE that, at a Public Hearing on May 7, 2026, the Combined Planning Board of Haddon Township approved the Application of Haddon Hills Associates, LLC (the "Applicant"), granting the Applicant's request for Preliminary and Final Site Plan Approval and Bulk Variance Approval allowing for proposed new amenities at a multifamily apartment/townhouse residential development known as Haddon Hills, that is owned by the Applicant, located on a 12.6 acre property, within a Residential Garden Apartment ("R-G") Zoning District, at the intersection of Crystal Lake Avenue, Pyle Avenue and Park Avenue, and is more particularly known as Block 18.02, Lot 1 on the official tax maps of Haddon Township (the "Property"). On June 9, 2026, the Planning Board adopted Resolution No.: 26-04, memorializing the Approval.
The Preliminary and Final Major Site Plan Approval provides for additional amenities Approved by the Planning Board include a 2,872 square foot Club House to be 27 feet in height with an attached 500 square foot Maintenance Garage; a 1,112 square foot Package Delivery Room to be 22 feet in height; together with fenced outdoor dog park/playground areas. Other proposed improvements include an additional 35 parking spaces in addition to driveway, fencing, stormwater and other improvements.
The Planning Board also granted Bulk Variance Approvals to allow: (i) Accessory Building Heights of 27 and 22 feet for the Club House and Package Delivery Room respectively when a maximum of 18 feet is permitted for accessory buildings by Ordinance; (ii) Front Yard Setbacks of 35 feet from the Club House Building and 42 feet from the Package Delivery Building to Crystal Lake Avenue when a minimum Front Yard Setback of 50 feet is required by Ordinance (Sections 142-37D.(5)(b) and 142-36G.(4)); (iii) to allow the proposed Club House and Package Delivery Room (and playground/dog park) to be located in the Front Yard Areas when accessory structures may not be located in the Front Yard Area (Sections 142-36G.(3); and (iv) to allow a four (4) foot high chain link fence around the outdoor dog park/playground areas when fences are not permitted in Front Yards (Section 142-41B).
Design Waivers were also granted to allow: (a) three (3) access points along Crystal Lake Avenue when only two (2) access points are permitted along the frontage of a street by Ordinance section 142-32B.(2)(a) (four (4) access points are currently existing); and (b) minimum clear distance between those driveways along the same public street to be less than 200 feet which is not permitted by Ordinance section 142-32B.(2)(b)[2], but which also represents an improvement over the existing condition.
