NOTICE OF DECISION
PLEASE TAKE NOTICE that on June 23, 2026, the Town of Hackettstown Land Use Board ("Board") adopted a resolution (the "Resolution") memorializing its decision approving the application of HOTGS, Inc. ("Applicant") to extend the expiration date of the approvals granted in the Board's memorialized resolution adopted on March 26, 2024 (the "Prior Resolution") for Application #2023-14. The Prior Resolution granted use variance relief, preliminary and final major site plan approval, and bulk variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) and N.J.S.A. 40:55D-70(c)(2) ("Approvals") relating to the proposed and approved development of certain property located at: (i) 798 Willow Grove Street known on the Town of Hackettstown tax maps as Block 116, Lot 2, located within the Town of Hackettstown's Health Facilities (HF) zoning district ("Lot 2"); and (ii) 3 Parke Avenue known on the Town of Hackettstown tax maps as Block 116, Lot 8, located within the Town of Hackettstown's Single Family Residential (R-30) zoning district ("Lot 8") (collectively, the "Property"). The Property is currently improved with a convalescent and extended care facility, including a main building, several accessory buildings, and a detached single-family residential dwelling. The Approvals allowed for: (i) modifications to the existing Riverwalk Village at the House of Good Shepherd campus located on Lot 2; (ii) construction of a two-story cottage with two independent living units, to be used for convalescent and extended care, to replace an existing single-family residential dwelling located on Lot 8; and (iii) related site improvements including a patio, a new parking area, signage and walkway improvements.
Via adoption of the Resolution on June 23, 2026, the Board granted Applicant's extension application and extended the expiration date of the Approvals to March 26, 2027.
The Resolution has been filed with the Board's Secretary, Mary Matusewicz, at the Town of Hackettstown Municipal Building, 215 Stiger Street, Hackettstown, New Jersey 07840, and is available for public inspection by appointment via telephone call to the Board's Secretary at (908) 852-3130 during the Town of Hackettstown's regular business hours (7:30 a.m. through 4:30 p.m. Monday through Friday, excluding holidays).
