NOTICE OF PUBLIC HEARING AND JOINT REVIEW BOARD MEETING
REGARDING THE PROPOSED PROJECT PLANS FOR TAX INCREMENTAL DISTRICT (TID) NUMBERS 11, 12, AND 15 IN THE CITY OF OAK CREEK, WISCONSIN
NOTICE IS HEREBY GIVEN, that the City of Oak Creek will hold an organizational Joint Review Board (JRB) meeting on July 14, 2026 at 10:00 a.m. in the Common Council Chambers of the Oak Creek Civic Center (City Hall), located at 8040 S. 6th Street, Oak Creek, Wisconsin 53154. The purpose of this meeting is to review the proposed Project Plan Amendments for TIDs No. 11, 12, and 15. The meeting is open to the public.
NOTICE IS HEREBY GIVEN, that the Plan Commission, of the City of Oak Creek, will hold a public hearing on July 28, 2026, at 6:00 p.m. or shortly thereafter, in the Common Council Chambers of the Oak Creek Civic Center (City Hall), 8040 S. 6th Street, Oak Creek, Wisconsin 53154 regarding the proposed project plans for TIDs 11, 12, and 15 in the City.
TID #11 – City of Oak Creek TID 11 is generally located in the area west of South Howell Avenue between Drexel Avenue and West Forest Hill Avenue, located within the City's limits. This proposed amendment will expand eligible project costs by approximately $12 million. The proposed public project improvements may include but are not limited to: land acquisition; infrastructure improvements; developer incentives; planning, administrative, legal and professional costs; and park improvements.
As part of the project plan, cash grants may be made by the City of Oak Creek to owners, lessees, or developers of property within TID 11.
The proposed costs include projects within the TID boundary and within a one-half mile radius of the boundary of the district.
TID #12 – City of Oak Creek TID 12 is generally located in the area to the north of West Drexel Avenue, adjacent to and just west of Interstate 94-41, located within the City's limits. This proposed amendment will expand eligible project costs by approximately $31 million. The proposed public project improvements may include but are not limited to: land acquisition; infrastructure improvements; developer incentives; and park improvements.
As part of the project plan, cash grants may be made by the City of Oak Creek to owners, lessees, or developers of property within TID 12.
The proposed costs include projects within the TID boundary and within a one-half mile radius of the boundary of the district.
TID #15 – City of Oak Creek TID 15 is generally located near W. Drexel Avenue and S. 6th Street, just north of Drexel Town Square, located within the City's limits. The proposed amendment will include the subtraction of two parcels, addition of three parcels, and expand eligible project costs by approximately $4.8 million, not including interest/financing costs. The addition includes the Oak Creek Little League Complex along with two parcels to the east. The subtraction will remove the two parcels to the east of the original TID parcel remaining, located on West Drexel Avenue. The proposed public project improvements may include but are not limited to: infrastructure, developer incentives, administrative costs, and park improvements.
As part of the project plan, cash grants may be made by the City of Oak Creek to owners, lessees, or developers of property within TID 15.
The proposed costs include projects within the TID boundary and within a one-half mile radius of the boundary of the district.
At the public hearing, all persons will be afforded a reasonable opportunity to be heard concerning the proposed project plan. Copies of the proposed TID 11, 12, and 15 Project Plans are available for inspections and will be provided upon request through the Community Development Department at the Oak Creek Civic Center (City Hall), 8040 S. 6th Street, Oak Creek, Wisconsin, Monday – Friday between the hours of 8:00 a.m. and 4:00 p.m. Any person(s) with questions regarding the proposed Project Plans may call the Community Development Department at (414) 766-7000.
