NOTICE OF HEARING
TO ALL OWNERS OF PROPERTY LOCATED WITHIN A RADIUS OF TWO HUNDRED FEET FROM BLOCK 12, LOT 13.
PLEASE TAKE NOTICE that Cole Sea Bright, LLC has applied to the Planning/Zoning Board of the Borough of Sea Bright to consider an application for approval to permit the demolition of the existing Super Storm Sandy-damaged structure and the construction of a new Flood Zone compliant home, with respect to premises known as Block 12, Lot 13 on the Tax Map of the Borough of Sea Bright and commonly known as 26 New Street, Sea Bright, New Jersey. Applicant is seeking the following variances pursuant to §130-50.C:
(i) minimum lot area of 879.77 square feet existing, where 1,800 square feet is required (existing condition);
(ii) minimum lot width of 14.32 feet existing where 25 feet is required (existing condition);
(iii) minimum each side yard setback of 0.2 feet proposed where 3 feet is required;
(iv) minimum each side yard setback of 0.7 feet proposed where 3 feet is required;
(v) minimum both side yards setback of 0.9 feet proposed where 6 feet is required;
(vi) maximum building coverage of 63% existing and 69.4% proposed, where 50% is permitted;
(vii) maximum lot coverage of 83% existing and 78.5% proposed, where 70% is permitted;
(viii) maximum building height of 33'/2.5 stories is permitted, where 36'4"/3 stories is proposed; and
(ix) 1 parking space proposed where 2 or 3 are required.
In addition, the Applicant will request such other variances, exceptions, interpretations and design waivers as may be determined to be necessary by the Planning/Zoning Board in order to develop this property as stated above and will amend its application on the record accordingly.
A regular meeting will be held by the Planning/Zoning Board of the Borough of Sea Bright on Tuesday, July 14, 2026 at 7:30 p.m. at the Sea Bright Beach Pavilion, 1097 Ocean Avenue, Sea Bright, New Jersey, at which time you may appear in person or by agent or attorney and present any objection which you may have to granting this application.
A copy of the maps and application documents have been filed in the office of the Board Secretary and are available for public inspection at the Borough Hall, 1099 Ocean Avenue, Sea Bright, New Jersey during normal business hours and are available on the Borough website at www.seabrightnj.org.
