LEGAL NOTICE NOTICE IS HEREBY GIVEN that on Wednesday, July 15, 2026 at 7:00 P.M., at the West Rockhill Township Municipal Building, 1028 Ridge Road, Sellersville, PA, 18960, the West Rockhill Township Board of Supervisors will hold a public hearing for the purpose of receiving public comment on an ordinance amending Chapter 450 of the West Rockhill Township Zoning Ordinance by amending regulations for the data center use and related uses. A full text copy of the proposed ordinance is available for inspection at the Township Municipal Building at 1028 Ridge Road, Sellersville, PA, 18960, the Bucks County Law Library, and the offices of this newspaper, during normal business hours. A summary of the proposed ordinance is set forth below. ALL INTERESTED PARTIES ARE INVITED TO ATTEND THE HEARING. SUMMARY OF ORDINANCE AN ORDINANCE OF THE WEST ROCKHILL TOWNSHIP BOARD OF SUPERVISORS AMENDING CHAPTER 450 OF THE WEST ROCKHILL TOWNSHIP CODE BY AMENDING REGULATIONS FOR THE DATA CENTER USE AND RELATED USES   Article I: Increases minimum site area from 25 acres to 35 acres and min lot width at street lines from 350 feet to 750 feet; establishes front, side, and rear yard building setbacks of 400 feet from any residential district (otherwise, 200 feet); establishes max lot coverage of 60%; creates parking setbacks of 200 feet from any residential district (otherwise, 100 feet); requires preliminary and as-built sound studies that demonstrate compliance; decreases maximum allowable decibels to 55; requires Water, Wastewater, & Power Feasibility Studies; clarifies total ban on groundwater/surface water extraction; limits height to 35 feet above grade; requires Type 2 landscape buffers; establishes further regulations for light and glare; requires strictly closed-loop coolant systems; requires submission of safety plans for on-site energy generation and storage; Article II: Repealer.
