Green, PLS #7403B, dated June 5, 1997, and recorded in Plat Book 21 at page 268, records of the Office of the Clerk of Court for Hampton County, South Carolina, and having such metes, bounds and measurements as shown upon said plat. This plat is incorporated into and made a part of this description by reference. This being property devised to Myrtle Sumter and Joselynn Sumter as will more fully appear by reference to Hampton County Probate Court Case Number 2003ES250102 and by deed of distribution in the matter of Joe Sumter recorded September 17, 2004 in the Office of the Register of Deeds for Hampton County, South Carolina, in Book 293 at Page 48. Thereafter, conveyed to Myrtle Sumter by deed from Joselynn Sumter dated September 9, 2004 and recorded September 17, 2004 in the Office of the Register of Deeds for Hampton County, South Carolina, in Book 293 at Page 50. Property Address: 6185 Columbia Hwy S, Garnett, SC 29922 Parcel No. 044-00-02-031 Pursuant to South Carolina Supreme Court Administrative Order 2022-02-17-02, protective masks are no longer required in county courthouses; however, any person who is at risk or concerned about the dangers of COVID-19 may continue to wear a mask inside any courthouse, subject to a request from judges, courthouse staff, or law enforcement to briefly remove that mask during the presentation of a case or when necessary for security or identification purposes. TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of the amount bid, in certified check, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the terms of the bid within twenty (20) days, then the Special Referee may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). If such sale is made to the Plaintiff or its assignee for more than the total debt at the time of the sale, the Plaintiff shall have thirty (30) days to tender the difference between the total debt at the time of the sale and the sale price.
