Notice is hereby given to the application(s) to be considered at a public hearing of the Zoning Hearing Board of Lower Moreland Township to be held on Thursday, July 16, 2026, at 7:00 PM in the Meeting Room of the Lower Moreland Township Municipal Building, 640 Red Lion Road, Huntingdon Valley, PA 19006.

26-10 The continuation of application of Aziz Irgashev, 593 Newell Drive, Huntingdon Valley, PA 19006, who seeks relief from 208-302.C, Table 3-2.3.a, to allow a pool house to be 15.1 feet from the rear property line where 25 foot is required. Work done without permits.

26-13 The application of Hardik & Zalak Chiniwala, 30 Payton Drive, Huntingdon Valley, PA 19006, who seeks relief from 208-302.C, Table 3-2.3.a, to allow a reduction of the required 20-foot side yard setback to 13.6 feet and required 30% lot coverage to 35.8% to allow the construction of a covered deck.

The applicant seeks relief from 208-303.B, Table 3-3.2, to permit automotive repair and service users for Building B and C which is not allowed under their zoning district, MU-REV.

26-16 The application of 2895 Pine Road LLC, 2895 Pine Road, Huntingdon Valley, PA 19006, who seeks relief from the terms of the Zoning Ordinance of Lower Moreland Township, Chapter 208, Section 303-D.4(b)[1][a] “Additional Layout, Design, and Other Standards – Mixed Use Zoning Districts” a Variance to allow the existing, nonconforming front yard setbacks (Tomlinson Road and Pine Road) to remain for a new building with 45 foot height, when 30’ setbacks are required and relief from Chapter 208, Section 303.C Table 3-3.3 “Density and Dimensional Requirements in Mixed Use Zoning Districts” a Variance to permit the parking in the required setback of 20 feet in the rear and side yards. Relief was granted in May 2025, 25-12, however it expired due to inactivity.
