NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Geoffrey C. Evans to Mortgage Electronic Registration Systems, Inc. as nominee for GN Mortgage, LLC. dated January 16, 2007, recorded at the Plymouth County Registry of Deeds in Book 33978, Page 324; said mortgage was then assigned to Bank of America, N.A., successor by merger to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing, LP by virtue of an assignment dated October 4, 2011, and recorded in Book 40467, Page 228; said mortgage was then assigned to Select Portfolio Servicing, Inc. by virtue of an assignment dated April 30, 2018, and recorded in Book 49749, Page 273; said mortgage was then assigned to Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Credit Risk Transfer Trust, Series 2022-2 by virtue of an assignment dated April 7, 2025, and recorded in Book 59845, Page 310; of which mortgage the undersigned is the present holder for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at PUBLIC AUCTION at 11:00 AM on July 23, 2026, on the mortgaged premises. This property has the address of 7 Thrush Avenue, Plymouth, MA 02360. The entire mortgaged premises, all and singular, the premises as described in said mortgage:
A certain parcel of land with the buildings thereon, situated in Plymouth, Plymouth County, Massachusetts, bounded and described as follows: by Thrush Avenue, as shown on the hereinafter mentioned plan, 80.00 feet; by Lot #11 on said plan, 129.30 feet; by Lot #13 on said plan, 128,32 feet; by land now or formerly of Klas and Hazel M. Erlandson, as shown on said plan, 80.005 feet. Containing approximately 10,305 square feet of land, according to said plan. Said parcel is shown as (meaning and intending to convey Lot 12) on a plan entitled "Plan showing subdivision of Land in Plymouth belonging to Anthony V. Canal and Porter T. Harlow, et ux, Scale: 1 in. = 60 ft. (October l, 1952, Delano and Keith, Surveyors, Plymouth, Mass.)". Said plan is recorded with Plymouth County Registry of Deeds in Plan Book 9, Page 156. For title reference see deed recorded at Book 32269, Page 215, (but meaning and intending to convey and hereby conveying the same premises conveyed by deed dated February 15, 2000 and recorded with Plymouth Registry of Deeds, in Book 18283, Page 21.)
Subject to and with the benefit of easements, reservation, restrictions, and taking of record, if any, insofar as the same are now in force and applicable. In the event of any typographical error set forth herein in the legal description of the premises, the description as set forth and contained in the mortgage shall control by reference. Together with all the improvements now or hereafter erected on the property and all easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this sale.
Terms of Sale: Said premises will be sold subject to any and all unpaid taxes and assessments, tax sales, tax titles and other municipal liens and water or sewer liens and State or County transfer fees, if any there are, and TEN THOUSAND DOLLARS ($10,000.00) in cashier's or certified check will be required to be paid by the purchaser at the time and place of the sale as a deposit and the balance in cashier's or certified check will be due in thirty (30) days, at the offices of Doonan, Graves & Longoria, LLC (“DG&L”), time being of the essence.
