vs.
DANIEL ENRIQUEZ, PLLC, an Arizona Professional Limited Liability Company; COLLECTION UNIT SUPERIOR COURT OF ARIZONA; STATE OF ARIZONA/COUNTY COLLECTION UNIT; CLERK OF SUPERIOR COURT/JUVENILE DIVISION; MARICOPA COUNTY COLLECTION UNIT, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 17th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 2nd day of December, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
The principal amount of $10,050.00, through September 1, 2025, costs taxed and allowed in the amount of $2,390.26 attorneys’ fees in the amount of $9,249.00 and interest on the total sums awarded at a rate of 8.5% per annum. Said judgment also awarded Plaintiff accruing monthly Assessments of $285.00, monthly and late charges of $15.00 commencing October 1, 2025 through April 1, 2026 for each of the Properties (currently totaling additional accruing assessments and late charges of $6,255.00), plus accruing and attorney fees in the amount of $1,390.00 and accruing costs of $41.43.
THEREFORE, the principal amounts awarded, plus all accruing assessments, late charges and interest and any other lawful costs, charges or amounts and awarded in the terms of said judgment as set forth above, and including all lawful credits and setoffs as referenced above, totals a current balance of $29,375.69 which is now at the date of this Writ due on such judgment, plus interest. Additional monthly Assessments of $285.00 commencing May 1, 2026, plus late charges of $15.00 monthly commencing April 30, 2026, continue to accrue for each of the Properties and are to be added to the current balance as of the date of this Writ and through the date of the Sheriff’s Sale of the real property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Apartment Space 458, HALLCRAFT VILLAS WEST FOUR, according to Declaration of Horizontal Property Regime recorded in Docket 10022, page 1091, and in Docket 10218, page 285 and in Docket 10252, page 1256 and per Map recorded in Book 143 of Maps, page 15 in the Office of the Recorder of the County Recorder of Maricopa County, Arizona.
TOGETHER WITH an undivided interest in and to the Common Elements, as set forth in said Declaration of Horizontal Property Regime and as shown on said Plat.
AKA: 4240 North 68th Avenue, Phoenix, Arizona 85033.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 23rd day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
