NOTICE OF PUBLIC HEARING
Borough of Carteret Zoning Board of Adjustment
PLEASE TAKE NOTICE, that on Tuesday, July 21, 2026, at 6:00 P.M. the Borough of Carteret Zoning Board of Adjustment, (the "Board") will hold a VIRTUAL PUBLIC HEARING, via video and teleconference, on the application of Enlightenment Church of God ("Applicant") seeking a D-3 conditional use variance, preliminary and final major site plan approval, and bulk ("c") variance approvals in connection with the property commonly known as 1462 Roosevelt Avenue, Carteret, NJ and further identified as Block 2101, Lot 5 on the Tax Maps of the Borough of Carteret (the "Property" or the "Site").
The Property is located in the Borough's R-M (Medium Density Residential) Zone District and is currently vacant. The Applicant intends to use the building as a Church. Churches are designated a Conditional Use in the R-M Zone. The Applicant does not meet the following requirements for the conditional use: Minimum Lot Area; Minium Lot Frontage; Driveway Intersects Sidewalk at Right Angle; and Minimum Driveway Distance from Side Yard. Since the Property does not meet the required conditions for a Church in the R-M Zone, a D-3 conditional use variance is required.
Applicant's proposal requires the following bulk ("c") variances:
(1) Maximum Impervious Coverage: 68.5% Proposed: 50% Required
(2) Perimeter Curbing: No – Proposed; Yes – Required.
The Applicant also requests relief from the following requirements and continuation of the following existing nonconforming uses:
(1) Minimum Buffer to Street Line: 0' Existing; 10' Required.
(2) Maximum Ground Floor Area: 53.5% Existing; 50% Main Building, Required.
The Applicant is also requesting any design waivers deemed necessary, and for any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the VIRTUAL PUBLIC HEARING on the Application.
