NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
By virtue of Power of Sale contained in a Security Deed from 4 T'S INVESTMENT LLC, hereinafter Grantor(s), to CLIFF CHANNELL, dated February 13, 2025, recorded in Deed Book 1957, Page 2336, Richmond County Records; said Deed to Secure Debt being given to secure a Note and Security Agreement in the original principal amount of $110,000.00; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on Tuesday, August 4, 2026 the following described property:
ALL THAT LOT or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, in a certain subdivision known as Ravenwood Subdivision, said lot being known and designated as Lot 26, Block B, Section I, as shown more fully on a plat of said subdivision recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Book 35-X, pages 783-784. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
SAID PROPERTY is conveyed subject to Protective Covenants recorded in Book 35-X, page 785, in the Office of the Clerk of the Superior Court of Richmond County, Georgia, and to any other applicable easements, restrictions and rights of way appearing of record in said Clerk's Office.

Pursuant to O.C.G.A. 44-14-162.2, the entity that has full authority to negotiate, amend and modify all terms of the mortgage with Debtor is: Lender, telephone number 706-399-8530. Please understand that the secured creditor is not required by law to negotiate, amend or modify the terms of the mortgage instrument.
To the best of the knowledge and belief of the undersigned, the party in possession of the property is 4 T's Investment, LLC. Said property is known as 3322 Sandpiper Lane, Augusta, GA 30907.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed. Pursuant to O.C.G.A. Section 9-13-172.1 which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Security Deeds, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
