TOWNSHIP OF MONTCLAIR
PLANNING BOARD
PLEASE TAKE NOTICE that on Monday July 20, 2026, at 7:00 P.M., in the Township of Montclair Municipal Building, second floor Conference Room, 205 Claremont Avenue, Montclair, New Jersey, the Planning Board ("Planning Board") will hold a public hearing on the application of High Hills NJ LLC ("Applicant") for a Conditional Use Permit, in connection with the property located at 586 Bloomfield Ave, Montclair, New Jersey, formally identified as Block 2208, Lots 7, on the Tax Maps of the Township of Montclair (the "Property" or the "Site"), to use the premises as an adult-use cannabis retail store.
The property is in the C-1 Central Business Zone where cannabis retail stores are a conditional use, and this site meets the conditions for the Conditional Use. The Applicant proposes a 2,762 square foot Cannabis Retailer at the former Dunkin Donuts. The Applicant proposes 8 parking spaces, the same number of spaces utilized previously by the Dunkin Donuts.
Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter. When the case is called, you may appear either in person or by agent or attorney and present any objections which you may have to the granting of this Application.
A copy of the application and related plans and/or documents are on file and available for PUBLIC INSPECTION in the office of the Secretary of the Board, 205 Claremont Avenue, and shall be available for inspection weekdays from 8:30 a.m. to 4:30 p.m. When the matter is called you may appear either in person or by agent or attorney and present objections which you may have to the granting of this Application. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Board may determine.
