PLEASE TAKE NOTICE that a public hearing will be held at 7:00 p.m. on Monday, July 27, 2026, at a regular meeting of the Zoning Board of Adjustment of the City of New Brunswick, to be held in Council Chambers, New Brunswick City Hall, 78 Bayard Street, New Brunswick, New Jersey.
The subject of the hearing will be O'Neill, Jennifer L., Application # ZB-2026-09 application for c variances in connection with the construction of a partial third-floor addition to the existing single-family dwelling in order to increase the number of bedrooms from three (3) to four (4).
The Applicant is seeking relief from the following requirements of the R-5A Zoning District Standards:
1. §17.04.050 – Bulk Schedule of Height, Area and Yard Requirements – Minimum Side Yard Setback (one side) – where 3 feet is required and 0.3 feet exists/proposed.
2. §17.04.050 – Bulk Schedule of Height, Area and Yard Requirements – Minimum Side Yard Setback (both sides) – where 10 feet is required and 7.25 feet exists/proposed.
The property further contains currently existing nonconforming conditions to which no changes are proposed as indicated below:
1. §17.04.050 – Bulk Schedule of Height, Area and Yard Requirements – Minimum Lot Width – where 35 feet is required and 30 feet exists.
Applicant seeks any and all other waivers, variances and/or submission requirements of the bulk and/or design standards which are, or may, be required to develop the premises as requested in the Application and that the Zoning Board of Adjustment may find necessary. However, none other than the above are contemplated at the present time.
This plan is for the site known as Block 71, Lot 3 located at 15 Mine Street, New Brunswick, NJ which is located in the R-5A (Single-family and two-family residential) Zoning District. A copy of the plan and all supporting documents are on file in the office of Planning, Community, and Economic Development for public inspection between the hours of 8:30 a.m. and 4:30 p.m. Monday - Friday.
