By virtue of and in execution of the Power of Sale contained in a certain mortgage given by William Saunders and Christine Saunders to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for WMC Mortgage Corp., its successors and assigns, dated September 8, 2006 and recorded in Plymouth County Registry of Deeds in Book 33395, Page 252 (the “Mortgage”), as affected by a Loan Modification Agreement dated January 26, 2014, and recorded at said Registry of Deeds in Book 44064, Page 309 of which mortgage U.S. Bank Trust Company, National Association, as Trustee, as successor-in-interest to U.S. Bank National Association, as trustee, on behalf of the holders of the J.P. Morgan Mortgage Acquisition Trust 2006-WMC4 Asset Backed Pass-Through Certificates, Series 2006-WMC4 is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as nominee for WMC Mortgage Corp., its successors and assigns to U.S. Bank National Association, as Trustee for J.P. Morgan Mortgage Acquisition Trust 2006-WMC4, Asset Backed Pass-Through Certificates, Series 2006-WMC4 dated February 29, 2012 and recorded at said Registry of Deeds in Book 41099, Page 199, and Assignment from U.S. Bank National Association, as Trustee for J.P. Morgan Mortgage Acquisition Trust 2006-WMC4, Asset Backed Pass-Through Certificates, Series 2006-WMC4 to U.S. Bank Trust Company, National Association, as Trustee, as successor-in-interest to U.S. Bank National Association, as trustee, on behalf of the holders of the J.P. Morgan Mortgage Acquisition Trust 2006-WMC4 Asset Backed Pass-Through Certificates, Series 2006-WMC4 dated August 9, 2024 and recorded at said Registry of Deeds in Book 59164, Page 142, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 220 Federal Furnace Road, Plymouth, MA 02360 will be sold at a Public Auction at 2:00 PM on July 28, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

LAND REFERRED TO IN THIS COMMITMENT IS DESCRIBED AS ALL THAT CERTAIN PROPERTY SITUATED IN CITY OF PLYMOUTH IN THE COUNTY OF PLYMOUTH, AND STATE OF MA AND BEING DESCRIBED IN A DEED DATED 11/04/2004 AND RECORDED 12/23/2004 IN BOOK 29724 PAGE 43 AMONG THE LAND RECORDS OF THE COUNTY AND STATE SET FORTH ABOVE, AND REFERENCED AS FOLLOWS:
A CERTAIN PARCEL OF LAND, SITUATED ON THE SOUTHEASTERLY SIDE OF FEDERAL FURNACE ROAD IN SAID PLYMOUTH, AND BEING MORE SPECIFICALLY BOUNDED AND DESCRIBED AS FOLLOWS: NORTHEASTERLY BY LOT 1-5 AS SHOWN ON THE HEREINAFTER MENTIONED PLAN, ONE HUNDRED FIFTY AND NO/100 (150.00) FEET; SOUTHEASTERLY BY LAND NOW OR FORMERLY OF ALICE J. HEDGE, ONE HUNDRED AND NO/100 (100.00) FEET;
SOUTHWESTERLY BY LOT 1-7 AS SHOWN ON THE HEREINAFTER MENTIONED PLAN, ONE HUNDRED FIFTY AND NO/100 (150.00) FEET; AND NORTHWESTERLY BY SAID FEDERAL FURNACE ROAD, ONE HUNDRED AND NO/100 (100.00) FEET.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
