SALE
By virtue of a certified copy of a decree to me directed from the Clerk of Delaware Circuit Court 5 of Delaware County, Indiana, in Cause No. 18C05-2511-MF-000147 wherein Nationstar Mortgage LLC was Plaintiff, and Bryan Keith Brubaker a/k/a Bryan K. Brubaker, Indiana Housing and Community Development Authority, United Farm Family Mutual Insurance Company dba Indiana Farm Bureau Insurance, Goldman Sachs Bank USA, Spring Oaks Capital SPV, LLC, OneMain Financial Group, LLC and Mariner Finance LLC were Defendants, required me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on August 12, 2026 at 10:00 AM., or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Delaware County, Indiana.
A part of the West Half of the Northeast Quarter of Section 2, Township 21 North, Range 9 East, more particularly described as follows, to-wit: Beginning on the West line of said Northeast Quarter, 1195.9 feet North of the Southwest corner of the Northeast Quarter of Section 2, Township 21 North, Range 9 East, thence East, with a deflection angle to the right of 88 degrees 38 minutes, and running East 242.07 feet, thence South, with a deflection angle to the right of 91 degrees 22 minutes, and running South, parallel with the West line of said Northeast Quarter, 180.0 feet; thence West, with a deflection angle to the right of 88 degrees 38 minutes, and running West 242.07 feet to the West line of said Northeast Quarter; thence North, on said West line, 180.0 feet to the point of beginning, containing 1.000 acre, more or less.

Together with rents, issues, income and profits thereof, said sale will be made without relief from valuation or appraisement laws.
