PUBLIC NOTICE PUBLIC HEARING TO CONSIDER ENACTMENT OF PROPOSED ORDINANCE TAKE NOTICE that the Board of Supervisors of Hamilton Township will hold a meeting and a public hearing on Tuesday, July 28, 2026 at 4:00 p.m., at the Monroe County Control Center, 100 Gypsum Road, Stroudsburg, PA 18360. Any and all interested persons are hereby given notice to attend the meeting and offer such comments in relation to the proposed Ordinance as they may desire. The proposed ordinance is entitled: HAMILTON TOWNSHIP, MONROE COUNTY, PENNSYLVANIA, SUBDIVISION AND LAND DEVELOPMENT ORDINANCE. The following is a brief summary of all of the provisions of the proposed ordinance: Article 1 provides for title, jurisdiction, authority, purpose, interpretation, effect, liability, Code amendments, conflict, severability, and effective date; Article 2 provides for general terms, definitions, terms not defined, and diagrams; Article 3 provides for general procedures, sketch plan procedures, preliminary plan procedures, final plan procedures, minor subdivision procedures, combined plan procedures, minor residential land developments, lot line adjustments and consolidations, and subdivisions from large parcels; Article 4 provides for sketch plan requirements, preliminary and final plan requirements for major subdivisions, plan requirements for minor subdivisions, plan requirements for land developments, requirements or as-built plans and requirements for the recording of plans; Article 5 provides for general improvements, PennDOT required improvements, phasing, improvement construction guarantees, improvements construction, improvement maintenance guarantees, continued ownership and maintenance of improvements, open land and recreation land, and improvements agreements; Article 6 provides for design standards and specifications, design process for conservation design subdivisions and major subdivisions, conservation and open space standards, easements, resource conservation standards, access and lots, street design and configuration, survey monuments and markers, stormwater and drainage control, soil erosion and sedimentation controls, water suppl and sewage disposal, utilities, sidewalks, landscape requirements, off street parking and loading requirements, lighting and glare restrictions, wetlands, firefighting, public safety and convenience, and recreation lands and facilities; Article 7 provides for manufactured home park standards, application requirements and procedures, and design standards and exceptions; Article 8 provides for campground standards, application requirements and procedures, and design standards; Article 9 provides for nonresidential land developments and commercial and industrial subdivisions, general design and site standards, unified developments and streets; Article 10 provides for purpose, amendment, waivers and modifications, preventive and enforcement remedies, fees, records, name changes, revisions and resubdivisions; and Article 11 provides for adoption and repeal of previous ordinances. The proposed ordinance also provides that the proposed ordinance will take effect five days following enactment. The proposed ordinance is on file for inspection and review without charge (or a copy may be obtained for a charge not greater than the cost thereof) at the Hamilton Township Municipal Building, 229 Fenner Ave., Sciota, PA 18354. A copy of the proposed ordinance has also been provided to and may be reviewed at the Pocono Record and the Monroe County Law Library.
