SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS on October 7, 2025, NOVA FORTUNA LLC, executed a Deed of Trust to James N. Adams, Jr., Adams & Edens, P.A., as Trustee , and Mortgage Electronic Registration Systems, Inc., as nominee for United Wholesale Mortgage, LLC, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Hinds County, Mississippi, First Judicial District, in Book 7325, Page 7357, Instrument Number 1932292; which Deed of Trust has been duly transferred and assigned to JPMorgan Chase Bank, National Association, by Assignment of Deed of Trust and Acknowledgement recorded on March 30, 2026, in Book 7332, Page 1070, Instrument Number 1941091, in the office of the Chancery Clerk of Hinds County, Mississippi, First Judicial District.
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and JPMorgan Chase Bank, National Association, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash, at the Main North Front Door of the 1st Judicial District of the Hinds County Circuit Courthouse located at 407 East Pascagoula Street at Jackson, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on August 3, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee.
The premises to be sold are described as:
Lot 19, Block C of G I Subdivision, a Subdivision according to the map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Hind County, at Jackson, Mississippi, in Plat Book/Cabinet 8 at Page/Slide/Slot 29 thereof, reference to which is made in aid of and as a part of this description. And being the same property described in Instrument recorded in Book 7294 at Page 1462.
The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
