PLEASE TAKE NOTICE that Mathoan Gas #9, LLC (the "Applicant") has applied to the Moorestown Township Zoning Board of Adjustment seeking preliminary and final major site plan approval with bulk variance relief to convert a 1,705.71 square foot pre-existing automobile service garage into a convenience store with an 8'x24' walk in cooler addition at the rear of the building, an 84 square foot concrete pad, and other related site improvements (the "Application"). The Application is being proposed in accordance with Resolutions ZBA 2023-1 and ZBA 2023-17EXT (the "Prior Resolutions"). The Applicant also requests a further extension of its Prior Approvals.
A gasoline station is also currently operating at the subject property. There are no proposed changes to the amount or location of the existing fuel stations. The subject property is located at 401 Mount Laurel Road further identified as Block 6305, Lots 1 and 2 on the official Moorestown Township Tax Map (the "Site").
The Applicant requests the following bulk variances:
• To permit a 49.70 ft front yard setback where 50 ft is required per Code Section §180-22C (Existing Non-Conforming); and
• To permit 57.06% impervious coverage where 30% is allowed per Code Section §180-22B and 58% impervious coverage currently exists.
Whereas the Applicant previously proposed a total of seven parking spaces, the Applicant now proposes eight parking spaces, one of which is a "make-ready" electric vehicle parking space that, pursuant to applicable law, is credited as two parking spaces, resulting in a total parking count of nine spaces.
There are no further variances requested at this time but the applicant requests any and all other variances and waivers as may be required as a result of review and recommendations of the Board or its professional review staff.
This matter will be heard at the regular meeting of the Moorestown Township Zoning Board of Adjustment scheduled for July 21, 2026, at 7:00 PM in the Council Chambers at 111 West Second Street, Moorestown, NJ 08057.
