SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on or about December 12, 2022, Hattie M. Crawford executed that certain Deed of Trust to Michael A. King, Trustee, in favor of Trustmark National Bank which was filed for record on January 13, 2023, in Book 2464 at Page 171, in the Record of Mortgages and Deeds of Trust on Land, Forrest County, Mississippi, (the "Deed of Trust"); and
WHEREAS, on August 4, 2025, Trustmark Bank, a Mississippi banking corporation, became successor in interest to Trustmark National Bank by virtue of those certain Articles of Incorporation and Articles of Conversion filed of record in the office of the Mississippi Secretary of State ("Trustmark"); and
WHEREAS, on April 16, 2026, Trustmark appointed and substituted Erin McManus Best as Substituted Trustee in the place and stead of Michael A. King, the original Trustee of the Deed of Trust, as was its right to do under the terms of said Deed of Trust, said Substitution of Trustee being recorded on April 21, 2026, in Book 2361 at Page 464 in the Record of Mortgages and Deeds of Trust on Land, Forrest County, Mississippi; and
WHEREAS, said Deed of Trust was corrected by that certain Affidavit of Scrivener's Error, dated May 21, 2026, and recorded on May 26, 2026, in Book 1501 at Page 445, which corrected the county and state contained on Page 1 of the Deed of Trust from "county of Shelby, and state of TN" to "county of Forrest, and state of MS", said Affidavit being recorded in the Record of Mortgages and Deeds of Trust on Land, Forrest County, Mississippi; and
WHEREAS, said Substitution of Trustee was amended by that certain Amended Substitution of Trustee, dated May 26, 2026, wherein Trustmark appointed and substituted Erin McManus Best as Substituted Trustee in the place and stead of Michael A. King, the original Trustee of the Deed of Trust, as was its right to do under the terms of said Deed of Trust, said Amended Substitution of Trustee being recorded on June 2, 2026, in Book 2638 at Page 720-721 in the Record of Mortgages and Deeds of Trust on Land, Forrest County, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured having been declared due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, Trustmark, having requested the undersigned Substituted Trustee to execute the trust, and sell the land and property described in this Substituted Trustee's Notice of Sale, in accordance with the terms of said Deed of Trust, for the purpose of raising sums due thereunder together with attorney's fees and expenses of sale.
NOW, THEREFORE, I, Erin McManus Best, the undersigned Substituted Trustee, will sell during the legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) on August 4, 2026, at the front door of the County Courthouse of Forrest County, 630 Main St., Hattiesburg, Mississippi, 39401, for cash to the highest and best bidder, the following described land and property located and being situated in Forrest County, State of Mississippi and being more particularly described as follows, to-wit:
Lot 52 less and except the North 10 feet of said Lot in Meadowlawn Subdivision as per map or plat thereof on file in the Office of the Chancery Clerk of Forrest County, Mississippi, said property being in Forrest County, Mississippi, and together with all improvements thereon and appurtenances thereunto belonging. Said subdivision being on record in Plat Book 12 at page 3.
The Real Property or its address is commonly known as 610 Phoenix Circle, Hattiesburg, MS 39401.
I will convey only such title as is vested in me as Substituted Trustee.
