WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated February 7, 2014, executed by JOSEPH A ROWELL and ASHLEY M ROWELL conveying certain real property therein described to JEFFREY WAGNER, as Trustee, for WELLS FARGO BANK, N.A., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Forrest County, Mississippi filed and recorded February 13, 2014, in Book 1944, Page 0084; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Rocket Mortgage, LLC s/b/m Nationstar Mortgage LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on August 5, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the Northeast Rear Entrance of the Paul B. Johnson Chancery Building, 641 North Main Street, Hattiesburg, MS 39401 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Forrest County, Mississippi, to wit:

SAID POINT ALSO BEING A POINT ON A CURVE TO THE LEFT HAVING A CENTRAL ANGLE OF FOUR (04) DEGREES, TWENTY-TWO (22) MINUTES, TWENTY-NINE (29) SECONDS, A RADIUS OF 1886.48 FEET, A CHORD BEARING OF SOUTH ONE (01) DEGREE, FIVE (05) MINUTES, FIFTY-FIVE (55) SECONDS EAST, AND A CHORD DISTANCE OF 144.0 FEET; THENCE SOUTHEASTERLY ALONG SAID CURVE TO THE LEFT AND THE SAID WEST RIGHT OF WAY LINE, 144.03 FEET; THENCE NORTH EIGHTY-NINE (89) DEGREES, THIRTY (30) MINUTES, FORTY-NINE (49) SECONDS WEST, 190.59 FEET; THENCE NORTH ZERO (00) DEGREES, SIXTEEN (16) MINUTES, ZERO (00) SECONDS WEST 143.96 FEET; THENCE SOUTH EIGHTY-NINE (89) DEGREES, THIRTY (30) MINUTES, FORTY-NINE (49) SECONDS EAST, 188.50 FEET BACK TO A POINT ON THE SAID WEST RIGHT OF WAY LINE OF MONROE ROAD (A PUBLIC ROAD) BEING THE POINT OF BEGINNING.
SAID PARCEL OF LAND IS LOCATED IN THE SOUTHWEST QUARTER OF THE SOUTHEAST QUARTER OF SECTION 16, TOWNSHIP 5 NORTH, RANGE 13 WEST, FORREST COUNTY, MISSISSIPPI, AND CONTAINS 0.62 ACRES, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 473 MONROE RD, HATTIESBURG, MS 39401. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
