Pursuant to an Order of Sale issued out of the Ross County Common Pleas Clerk of Courts, in the above entitled action, sale will be conducted on the official public sheriff sale website, which is operated by realaction.com, use the following link https://ross.sheriffsale
auction.ohio.gov. The process and procedures under which these sales are completed is detailed on the Real Auction website. This sale is scheduled for AUGUST 12, 2026 at 9 am. If the parcel does not sell (NO BID), it shall be offered again on AUGUST 19, 2026 at 9am to the highest bidder at no minimum bid but subject to ORC 2329.21 relating to costs, allowance and real estate taxes. The following described real estate, situated in Ross County Ohio, township of GREEN to-wit:

Address 7435 KINGSTON ADELPHI RD KINGSTON OH 45644 was appraised at $120,000.00 and must not sell for less than 2/3 of the appraised value of $80,000.00. Terms of the sale, Plaintiff not subject to deposit however an account must be created to bid. All others required to create an account and make the appropriate deposit amount into their personal account through realauction.com at least 7 days prior to the sale date. Deposits based on appraised amount of: $0 to $10,000.00 = DEPOSIT OF $2,000.00; $10,000.00 TO $200,000.00 = DEPOSIT OF $5,000.00; $200,000.00 AND ABOVE = $10,000.00. Final payment is not an electronic deposit. Payment will be made directly to the Ross County Sheriff in form of a certified bank check. The purchaser shall complete a purchaser information form accurately prior to the sale, this form is filled out in your account with realauction.com. Purchaser may be responsible for costs, allowances and taxes that the proceeds of the sale are insufficient to cover.
Purchaser has no rights to the property until the deed has been transferred into the purchaser's name, this process will take 60 to 90 days from the date of sale.
