CU-2026-0002 – An application by Sheetz, Inc. is seeking conditional use approval to rebuild a new Sheetz Convenience Store. This conditional use and master plan outline are for the redevelopment of the existing 1.89-acre property at 405 Memory Lane as a new designed Sheetz Convenience Store. The existing site consists of an operational Sheetz Convenience Store. The applicant is proposing to redevelop the property with an upgraded Sheetz Store. The project will include a rebuild of the existing convenience store building; removal of the existing fuel canopies, to be replaced with a single fuel canopy fronting along Industrial Highway; a reconfiguration of the internal drive aisles and parking to improve site circulation; and the installation of a “Mobile Pick-up Window”.
The existing use and proposed use of the property is and will be for an automobile service station and neighborhood convenience store as permitted within the Flexible Development (F-D) District. Access to the site is proposed to continue from Memory Lane and Industrial Highway as it presently exists. The zoning of the above listed property is located within the Town-Center Overlay (T-C Overlay) with the underlying zoning District being Flexible Development (F-D).
All interested persons are invited to appear and be heard. Applications and documents may be examined at the Springettsbury Township Administrative Office at 1501 Mount Zion Road, York, PA 17402, by appointment.
