NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 28 Keene Road, East Freetown (Freetown), MA 02717
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jason M Perry to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Residential Mortgage Services, Inc., and now held by Pingora Loan Servicing LLC, said mortgage dated September 29, 2016 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 9068, Page 261, as affected by a Loan Modification dated April 1, 2022 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 10957, Page 20; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Residential Mortgage Services, Inc., its successors and assigns to Pingora Loan Servicing, LLC by assignment dated March 18, 2022 and recorded with said Registry of Deeds in Book 10953, Page 251; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on August 6, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and any buildings thereon, located in Freetown, Bristol County, Massachusetts, more particularly described as follows:
BEGINNING at a stake in the westerly line of Keene Road at the southeasterly corner of land formerly of Ebenedzer White; thence
SOUTH 6 degrees WEST by the said Road, one hundred thirty and 00/100 (130.00) feet to a stake; thence
NORTH 87 degrees 34' 20" WEST by land now or formerly of Antonio Coelho, et al, seven hundred twenty-five and 14/100 (725.14) feet to a stake; thence
NORTH 5 degrees 23' EAST by land of the said White, one hundred thirty and 00/100 (130.00) feet to and old oak stake and stone; thence
SOUTH 87 degrees 34' 00" EAST by land of the said White, seven hundred twenty-six and 54/100 (726.54) feet to the point of beginning.
CONTAINING two and 10/100 (2.16) acres, more or less.
Being the same premises conveyed to Jason M. Perry by deed dated September 29, 2016 and recorded with the Bristol County F.R.D. Registry of Deeds herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated September 29, 2016 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 9068, Page 258.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
