By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ruth Padilla and Francis Then to Ameriquest Mortgage Company, and now held by U.S. Bank Trust National Association, not in its individual capacity, but solely as Trustee of LSF8 Master Participation Trust, said mortgage dated February 16, 2006 and recorded in the Plymouth County Registry of Deeds in Book 32232, Page 186, as affected by a Default Judgment dated November 19, 2025 and recorded in said Registry in Book 60603, Page 341, said mortgage was assigned from Ameriquest Mortgage Company to WM Specialty Mortgage LLC by assignment dated December 27, 2007 and recorded with said Registry of Deeds in Book 35501, Page 162; said mortgage was assigned from JPMC Specialty Mortgage LLC f/k/a WM Specialty Mortgage LLC to Ameriquest Mortgage Company by assignment dated December 28, 2015 and recorded with said Registry of Deeds in Book 47238, Page 72; said mortgage was assigned from Ameriquest Mortgage Company to Mortgage Electronic Registration Systems, Inc. by assignment dated December 12, 2008 and recorded with said Registry of Deeds in Book 36725, Page 318; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. to JPMorgan Chase Bank, National Association by assignment dated May 24, 2014 and recorded with said Registry of Deeds in Book 44605, Page 120; said mortgage was assigned from JPMorgan Chase Bank, National Association to US Bank Trust, N.A., as Trustee for LSF8 Master Participation Trust by assignment dated May 24, 2014 and recorded with said Registry of Deeds in Book 44605, Page 123; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on August 6, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated in Brockton, Plymouth County, Massachusetts, being shown as Lot 55 on a Plan entitled "Summer Park, Subdivision of Land in Brockton, Plymouth County. Massachusetts, Scale 1"60', dated January 10, 1963, Roy C. Anderson, Surveyor", said Plan being recorded with Plymouth County Registry of Deeds in Plan Book 12, Page 969, and being further bounded and described as follows:
SOUTHERLY by Carlisle Street, one hundred and 00/100 (100.00) feet;
WESTERLY by Lot 54, as shown on said plan, one hundred ten and 58/100 (110.58) feet;
NORTHERLY by land now or formerly of William L. and Hazel Jones, one hundred five and 04/100 (105.04) feet; and
EASTERLY by Lot 56, as shown on said plan, one hundred forty-two and 74/100 (142.74) feet.
Said lot contains 12,666 square feet according to said plan.
For title see deed see deed of George E. Hood and Hilda L. Hood to be recorded herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated February 16, 2006 and recorded in the Plymouth County Registry of Deeds in Book 32232, Page 185.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
