By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jenny Lee Palleria, William A Palleria, Joseph N Palleria, and Julie Palleria to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Academy Mortgage Corporation, its successors and assigns, and now held by U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF III Acquisition Trust, said mortgage dated August 27, 2021 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 65932, Page 133, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Academy Mortgage Corporation, its successors and assigns to Academy Mortgage Corporation by assignment dated July 29, 2022 and recorded with said Registry of Deeds in Book 67991, Page 109; said mortgage was assigned from Academy Mortgage Corporation to Select Portfolio Servicing Inc. by assignment dated April 29, 2024 and recorded with said Registry of Deeds in Book 70460, Page 299; said mortgage was assigned from Select Portfolio Servicing, Inc. to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF III Acquisition Trust by assignment dated April 8, 2026 and recorded with said Registry of Deeds in Book 73463, Page 27; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on August 6, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

Beginning at an iron pip on the Westerly side of Webber Road, at the Northeast corner of tract herein described;
Thence South 10 degrees 53 minutes 25 seconds West, along the Westerly side of Webber Road, a distance of 67.57 feet to a Worcester County Highway bound;
Thence North 63 degrees 22 minutes 26 seconds West, along Lot #8, a distance of 291.44 feet to an iron pipe;
Thence North 15 degrees 23 minutes 18 seconds East, along land of Wilson, a distance of 70.00 feet to an iron pipe;
Thence South 62 degrees 39 minutes 03 seconds East, along Lot #6, a distance of 286.78 feet to the iron pipe at the point of beginning.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
