NOTICE OF FORECLOSURE SALE UNDER POWER
CHATHAM COUNTY, GEORGIA
Under and by virtue of the Power of Sale contained in a Security Deed given by Lynda Howard to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Certainty Home Loans, LLC, dated August 2, 2018, and recorded in Deed Book 1414, Page 570, Chatham County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded June 26, 2025 in Book 3704, Page 609 in the amount of Seventy-Seven Thousand One Hundred Nineteen and 59/100 ($77,119.59) Chatham County, Georgia Records, as last transferred to PHH Asset Services LLC by assignment recorded on May 21, 2026 in Book 3987 Page 276 in the Office of the Clerk of Superior Court of Chatham County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-One Thousand Five Hundred and 0/100 dollars ($71,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia, within the legal hours of sale on August 4, 2026, the following described property:
All that tract or parcel of land lying and being in Chatham County, Georgia, at Port Wentworth, and known and described as Lot Seventy-four (74), Crossgate Subdivision, and according to a map made by J.V. MacLeod, C.E., March 28, 1942, for Crossgate Homes, Incorporated, recorded in the records of the Clerk's Office of the Superior court of Chatham County, Georgia, in Subdivision Map Book A, at Page 55, showing a re-subdivision of Blocks 18, 21, BB, CC and parts of Blocks 17, 22, and 23 of Crossgate Subdivision, Port Wentworth Georgia, said Lot being more fully described as follows: Beginning at a point on the Easterly side of Commonwealth Avenue 132.6 feet feet Southwesterly (as measured along the Easterly side of Commonwealth Avenue) from the Southeasterly intersection of Commonwealth Road and Commonwealth Avenue; and running thence Eastwardly 122.5 feet along the dividing line between Lots 74 and 75 to the Westerly line of lot land designated as Lot "G"; thence Southwardly along the Westerly line of said Lot "G" a distance of 66.3 feet; thence Westwardly along the dividing line between Lots 73 and 74 a distance of 122.5 feet along the Easterly side of Commonwealth Avenue; thence Northwardly a distance of 66.3 feet along the Easterly side of Commonwealth Avenue to the point of beginning; reference is hereby made to aforementioned map for purposes of description; said property being been conveyed to the Parties of the First Part herein by Deed dated January 12, 1948, recorded in aforementioned records in Recorded Book 46-O, Folio 90, form Lorene Rahn and I.W. Rahn, Jr. Subject to any Easements or Restrictions of Record.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is LYNDA HOWARD or tenant(s); and said property is more commonly known as 206 Commonwealth Avenue, Port Wentworth, GA 31407.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
