COUNTRY PLACE COMMUNITY MASTER ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
IDAENA HERNANDEZ CANO and RAFAEL CISNEROS, JR., wife and husband, record owners; AQUA FINANCE, INC.; and UNKNOWN HEIRS AND DEVISEES OF EACH OF THE NAMED DEFENDANT IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 20th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above-entitled action:
WHEREAS, on the 12th day of February, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
A total principal balance of $7,967.57 through February 12, 2025, plus accruing quarterly assessments in an amount not less than $253.00 per quarter commencing April 2021, along with late fees of $15.00 per quarter, plus costs taxed and allowed in the amount of $742.80, attorneys’ fees in the amount of $1,788.00, and accruing interest at the rate of 8.50% per annum on the amounts awarded in the Judgment. Interest of $1,180.54 has accrued on the Judgment as of April 16, 2026. In addition, on March 19, 2025, Plaintiff was granted post-judgment attorneys’ fees in the amount of $1,758.00 and post-judgment costs in the amount of $493.03.
THEREFORE, the amounts awarded, plus all additional assessments, late charges, attorneys’ fees, costs, and interest that have accrued thereafter through the date of this Writ, as awarded in the terms of the above-referenced Judgment, total a current balance of $15,275.94, which is now at the date of this Writ due on such Judgment, plus interest at the rate of 8.50% per annum. Additional quarterly assessments of $256.00 commencing July 1, 2026, quarterly late fees of $15.00, attorneys’ fees and costs of the Sheriff’s Sale will continue to accrue and be incurred and are to be added to the current balance as of the date of the Writ and through the date of the Sheriff’s Sale of the Property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
LOT 156, COUNTRY PLACE PHASE IV, PARCELS 11 & 12, ACCORDING TO BOOK 822 OF MAPS, PAGE 18, AMENDED IN BOOK 877 OF MAPS, PAGE 12, RECORDS OF MARICOPA COUNTY, ARIZONA.
AKA: 10345 W. Toronto Way, Tolleson, Arizona 85353.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 30th day of July 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
