TERESA LYNN HOBOLD AND HIPOLITO GABRIEL VENEGAS JR, WIFE AND HUSBAND; NFM LENDING INC. (FN) DBA NFM LENDING, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., GOODLEAP, LLC, SECRETARY OF HOUSING AND URBAN DEVELOPMENT, LIBERTY COMMUNITY ASSOCIATION, AND JOHN DOES I THROUGH X, INCLUSIVE, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 29th day of April, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 22nd day of April, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Principal Balance -- $388,112.77; Accrued Interest (At a rate of 6.750% through November 14, 2025) -- $33,803.67; Escrow Advances (Taxes and Insurance) -- $3,194.73; Mortgage Insurance Premium (MIP) -- $344.50; Recoverable Corporate Advance -- $30.00; Attorney’s Fees and Costs -- $8,512.97.
Judgment is entered in favor of Plaintiff in the amount of $433,998.64, together with interest at the statutory rate from the date of this Judgment until paid in full. Interest shall accrue thereafter at the rate of 6.750% per year, until the property is sold pursuant to this judgment, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
LOT 160, OF LIBERTY 1B, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA, RECORDED IN BOOK 1594 OF MAPS, PAGE 28, AND THEREAFTER CERTIFICATE OF CORRECTION RECORDED IN INSTRUMENT NO. 2021-1126570, OF OFFICIAL RECORDS.
AKA: 2642 W. Hildalgo Avenue, Phoenix, AZ 85041.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 30th day of July, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
