By virtue and in execution of the Power of Sale contained in a certain mortgage given by Beatrice K. Rego and David M. Rego to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Northpointe Bank, and now held by Freedom Mortgage Corporation, said mortgage dated September 12, 2022 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14465, Page 8, said mortgage was assigned from Mortgage Electronic Registration Systems Inc., as mortgagee, as nominee for Northpointe Bank, its successors and assigns to Northpointe Bank by assignment dated February 8, 2024 and recorded with said Registry of Deeds in Book 14912, Page 71; said mortgage was assigned from Northpointe Bank to Freedom Mortgage Corporation by assignment dated July 2, 2024 and recorded with said Registry of Deeds in Book 15031, Page 159; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on August 7, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

LOT 201. 124 COUNTY AND LOCUST STREETS, NEW BEDFORD, PREPARED FOR COUNTY STREET HEIGHTS, NASR LAND SURVEYORS, INC. dated September 6, 1996 and recorded in Bristol County (S.D.) Registry of Deeds in Plan Book 136, Page 49, bounded and described as follows:
Beginning at the southeast corner of said lot or parcel at a point in the west line of County Street which is distant northerly therein from the north line of Locust Street one hundred fifty-eight and 33/100 (158.33) feet at the northeast corner of said Lot 3:
Thence N 03 degrees 45' 24" W a distance of nincty-three and 80/100 (93.80) feet in the north line of said Lot 3 to southwest corner of said Lot 4 at the northwest corner of Lot 3:

Thence S 05 degrees 16' 26" E a distance of ninety-nine and 69/100 (99.69) feet in the south line of said land of Henry G. & Mayme R. James and land now or formerly of Theodore L. Jr. and Madelene M. Monteiro - Lot 252 on said plan to the northeast corner of said Lot 4 at the southeast corner of land of said Theodore L. Jr, and Madelene M. Monteiro;
Thence S 89 degrees 57' 31" W a distance of fifty-four and 54/100 (54.54) feet along the west line of said County Street to the point of beginning.
Containing five thousand eighty-six square feet more less according to said plan.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
