Under and by virtue of the Power of Sale contained in a Security Deed given by Andrew W. Bell, Jr., to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for MORTGAGE INVESTORS CORPORATION, dated January 27, 2003, and recorded in Deed Book 836, Page 16, Richmond County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded November 8, 2013 in Book 01418, Page 2013 in the amount of Seventy-Nine Thousand Five Hundred Forty-Seven and 34/100 ($79,547.34) Richmond County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded December 23, 2015 in Book 01513, Page 1096 in the amount of Seventy-Eight Thousand Fifty-Seven and 25/100 ($78,057.25) Richmond County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded October 8, 2018 in Book 1649, Page 439 in the amount of Eighty-Five Thousand Eight Hundred Thirty-Eight and 56/100 ($85,838.56) Richmond County, Georgia Records, as last transferred to Onity Mortgage Corporation f/k/a PHH Mortgage Corporation by assignment recorded on July 22, 2014 in Book 01447 Page 0619 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-Eight Thousand Sixty and 0/100 dollars ($78,060.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on August 4, 2026, the following described property:
All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 9, a part of Tract One, Block C, Waddell-Pate Subdivision,, as shown on a plat thereof recorded in the office of the Clerk of Superior Court of Richmond County, Georgia in Realty Reel 63, page 2482. Reference is hereby made to said plat for a more particular description of the property hereby conveyed.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is ESTATE OF ANDREW W BELL, JR AND DAPHENE D BELL or tenant(s); and said property is more commonly known as 2366 Boykin Rd, Augusta, GA 30906.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
