Under and by virtue of the Power of Sale contained in a Security Deed given by UUS MAAILM LLC to Mortgage Electronic Registration Systems, Inc. ("MERS"), as grantee, as nominee for Investor Mortgage Finance LLC dated February 10, 2025 and recorded on February 27, 2025 in Deed Book 05680, Page 0217, Athens-Clarke County, Georgia Records, and later assigned to CITIBANK, N.A., NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS DELAWARE TRUSTEE OF J.P. MORGAN MORTGAGE TRUST 2025-VIS2 by Assignment of Security Deed recorded on June 11, 2026 in Deed Book 05835, Page 0185, Athens-Clarke County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Sixty Thousand and 00/100 Dollars ($160,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Athens-Clarke County, Georgia, within the legal hours of sale on August 4, 2026 the following described property:
All that tract or parcel of land, together with all improvements thereon, situate, lying and being in the 1347th District, G.M. Athens-Clarke County, Georgia, and being known and designated as Lot 44, Riverpark Subdivision, and being more particularly shown on a survey entitled "Final Survey for: Riverpark", dated July 31, 2001, by Woods and Chastain, Registered Land Surveyor, and recorded in Plat Book 36, Page 200, in the Office of the Clerk of the Superior Court of Athens-Clarke County, Georgia, reference to which is hereby made for a more particular description of the property herein conveyed.
Subject to easements and restrictions of record.

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
