Under and by virtue of the Power of Sale contained in a Security Deed given by Mary B. Pritchard to MetLife Home Loans, a Division of MetLife Bank, N.A. dated February 2, 2011 and recorded on February 14, 2011 in Deed Book 7721, Page 160, Columbia County, Georgia Records, and later assigned to LLACG Community Investment Fund by Assignment of Security Deed recorded on April 10, 2026 in Deed Book 16054, Page 5, Columbia County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Twelve Thousand Five Hundred and 00/100 Dollars ($112,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on August 4, 2026 the following described property:
All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being known and designated as Lot 3, Phillips Estate Subdivision, fronting on Phillips Drive as shown on a plat thereof recorded in the office of the Clerk of the Superior Court of Columbia County, Georgia in Plat Book 38, Page 314. Reference is made to said plat for a more complete and accurate description of the metes, bounds and location of said property.
Said property is subject to restrictions, reservations, easements, covenants, oil, gas or mineral rights of record, if any.
Being the same property conveyed to Mary B. McDonald by deed from J. Jobin Tarrett, Jr. dated 6/26/1968 and recorded 6/28/1968 in the Columbia County Clerk's Office in 97/251.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
