NOTICE OF PUBLIC HEARING
CITY OF RAHWAY PLANNING BOARD
PLEASE TAKE NOTICE, that on TUESDAY, July 28, 2026 at 7:00 P.M. in the City of Rahway, Council Chambers, City Hall, One City Hall Plaza, Rahway, New Jersey, the City of Rahway Planning Board will hold a PUBLIC HEARING on the application of Marco Polo (the "Applicant"), seeking Minor Subdivision with bulk "c" variance approval, in connection with the property located at 830 Hamilton Avenue, Rahway, NJ, further identified as Block 175, Lot 20 on the Tax Maps of the City of Rahway (the "Property" or the "Site").
The Property contains 20,867 sq. ft., is currently developed with a single -family residence and is in the R2 Medium-Density single -family residential zone. The applicant is proposing to subdivide the Property into two (2) conforming lots (Proposed Lots 20.01 and 20.02), each containing 10,433.50 sq. ft. A Bulk "c" variance from §349-5B(2.b) is required on proposed Lot 20.02, which includes the existing 3-bedroom single-family residence, for parking on the driveway, which does not lead to a garage, although 2 spaces are provided.
The Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter.
All documents relating to this Application may be inspected by the public in the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, One City Hall Plaza, Rahway, New Jersey, during that Office's normal business hours, beginning ten (10) days prior to the public hearing. You may also contact the Planning Board Clerk, Steven Decker via telephone at (732) 827-2196, during regular business hours, or via electronic mail at sdecker@cityofrahway.com regarding reviewing the application documents. Alternatively, the application documents will also be available for public inspection free of charge to the public on the City of Rahway's website at www.cityofrahway.org at least ten (10) days prior to the public hearing.
When the case is called you may appear either in person or by agent or attorney and present objections which you may have to the granting of this Application. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Board may determine.
