NOTICE OF DECISION
On July 9, 2026, the City of Elizabeth Zoning Board of Adjustment (the "Zoning Board") adopted a Resolution granting applicant, AEE Real Estate Holdings, LLC (the "Applicant"), Preliminary and Final Site Plan Approval, D(1) Use Variance and Bulk "C" Variances for the property located at 635-725 Division Street, Elizabeth, New Jersey, further identified as Block 832 Lot 6 on the Tax Maps of the City of Elizabeth (the "Property" or "Site")
The Board approved the preliminary and final site plan and granted the D1 Use variance to allow for the use of the site as a parking facility, a non-permitted use in the MRC-1 Zone. and a Bulk "c" variance for Minimum Front Yard Setback:(35 ft required; 0 ft approved)
A copy of the Resolution and Application will be available for public inspection on the City of Elizabeth's website at www.elizabethnj.org or may be inspected at the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, 50 Winfield Scott Plaza, Elizabeth, New Jersey, during that Office's normal business hours.
