By virtue and in execution of the Power of Sale contained in a certain mortgage given by Mohamed Ahmed Mabrouk Jr and Karissa Heidi Spring to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Northpointe Bank, and now held by Carrington Mortgage Services, LLC, said mortgage dated March 14, 2022 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14262, Page 330, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Northpointe Bank to Carrington Mortgage Services, LLC by assignment dated November 28, 2023 and recorded with said Registry of Deeds in Book 14853, Page 21; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on August 10, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land, with any buildings and improvements thereon, situated in New Bedford, Bristol County, Massachusetts, bounded and described as follows:
Beginning at the southeast corner of said lot at a point four hundred fifty-two and 20/100 (452.20) feet northerly from the intersection of the north line of Nash Road, as it was in 1892, with the west line of Edison Street;
Thence running NORTHERLY in said west line of Edison Street, fifty (50) feet to a corner,
Thence WESTERLY, sixty (60) feet to a corner;
Thence SOUTHERLY, fifty (50) feet to a corner; and
Thence EASTERLY, sixty (60) feet to the point of beginning.
BEING shown as Lot #80 on Plan of Land of Charles Price and filed in the Bristol County SD Registry of Deeds in Plan Book 1, Page 85.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
